Lease Conditions
1. The lease contract is binding for both sides.
2. The number of people mentioned in the contract may not be exceeded.
3. It is not allowed to pitch trailers and tents on the property.
4. Pets are only allowed with the approval of the landlord.
5. Payment
1. installment: 25% of the total rent at least 10 days after receipt of the lease contract.
2. installment: The remaining rent at least 45 days before beginning of the lease.
6. The lease starts at 2 p.m. on the day of arrival and ends at 11 a.m. on the day of departure. If the tenant moves into the house before 2 p.m., it is not possible to assert a claim for example for cleaning.
7. The cancellation of the lease contract has to be sent by registered mail. In this case the following cancellation fees will become due:
1. until 90 days before beginning of the lease 10% of the rent, minimum Euro 40.
2. 89-35 days before beginning of the lease 25% of the rent.
3. 34-14 days before beginning of the lease 50% of the rent.
4. 13-1 day(s) before beginning of the lease 75% of the rent.
5. on the day of arrival or later 100% of the rent.
8. With prior consultation of the landlord, the tenant may transfer the lease contract to another tenant.
9. Should any damages or problems arise, please do not spoil your holiday mood, but contact your landlord immediately. He will make sure, that the mistakes are being taken care of as soon as possible, often in co-operation with the owner of the house.
10. The tenant is liable for any lost properties, as well as for damages, which have been caused during the time of the lease. In the event of any damages, these have to immediately be reported to the landlord.
11. Before departure, the holiday house has to be left cleaned and in the same condition, as it has been found.
12. The landlord may, if caused by Acts of God, in the event of war, epidemic diseases or similar cases, cancel the lease contract with immediate effect. In this case the landlord is obliged to refund all payments to the tenant. Claims beyond this can not be asserted.
13. The landlord can not guarantee, that the house is free of insects (earwig, ants, etc.). He will make sure, that the problems are being taken care of as soon as possible, often in co-operation with the owner of the house.
14. Misprints, errors and possible alterations in price are subject to change.
15. For discrepancies between tenant and landlord, the common Danish regulations are in force, court of jurisdiction is Herning.
